Floor closer repair and replacement in NYC

Bee Locksmith repairs and replaces floor closers on glass, Herculite and center-hung storefront doors for storefronts, lobbies, office suites and retail chains in New York City, Westchester and Long Island. Floor closers fail quietly: the door starts to swing past, drift off center or stop latching, and then the oil comes up through the floor plate. Our mobile technicians match the closer, spindle and cement case already in your floor, and reset the door so it closes and locks again.

Floor closer problems we fix

  • Leaking or failing floor checks: oil on the cover plate or the threshold, and a door that no longer controls its swing
  • Doors that swing past or will not latch: lost backcheck, a broken dead stop, or a closer that will not hold an adjustment
  • Doors that will not stay centered: worn centering, a loose spindle or a closer that has shifted in its case
  • Cement case issues: cases that are rusted, flooded, cracked, loose or set out of level
  • Spindle issues: stripped, worn or wrong-height spindles that let the door bounce or sag
  • Top and bottom pivots: worn top pivots, bottom arms and pivot pins that let the door drop or rub

Thresholds and patch fittings

On frameless glass doors the floor closer drives the door through the bottom patch fitting or bottom rail, and the top pivot holds it at the head. When we replace a floor closer we check the bottom patch, the top patch and pivot, and the threshold or floor plate, because a worn fitting can wreck a new closer. See Herculite and all-glass doors for patch fittings and rails.

Matching what is already in the floor

  • We identify the closer body, cement case and spindle before ordering, so the replacement fits the existing floor cut wherever possible
  • Many modern closers use interchangeable spindles, which often lets a new closer fit an existing door and threshold height
  • Where the old case cannot take a current closer, we explain the options in the estimate, including setting a new cement case
  • We tell you when a part is in stock and when it has to be ordered, with no guessed lead times

Frequently asked questions

My glass door swings past the frame. Is that the floor closer?

Usually. A floor closer that has lost its backcheck or dead stop, or a loose spindle, lets the door swing past. We test it, adjust it if it will hold, and replace it if it will not.

There is oil on the floor plate. Can the closer be repaired?

A floor closer leaking oil has failed internally and is normally replaced rather than rebuilt on site. We match the body to the existing cement case and spindle where possible.

Do you have to break up the floor to replace a floor closer?

Usually not. If the existing cement case is sound and a matching closer fits it, we swap the closer in the case. If the case is rusted out or the wrong size, we explain the option of setting a new case before any work starts.

Which floor closer brands do you work on?

Rixson (27 and 28 Series), dormakaba (BTS75V and BTS80), FHC (F900 Series) and CRL (Jackson 900 Series), among others. We install, replace and service them.

Can you replace the top pivot and bottom patch at the same time?

Yes. We check the top pivot, bottom arm or patch fitting and threshold on every floor closer job, and quote any worn parts with the closer.

Do you do floor closer emergencies?

Yes, 24/7. A storefront or lobby door that will not close or lock is an emergency, and we can usually make the opening secure the same visit.
