Rolling gate motor repair and replacement in NYC

Bee Locksmith repairs and replaces motors on rolling storefront gates, rolling steel doors and commercial overhead doors in New York City, Westchester and Long Island, 24/7. Our mobile technicians diagnose the operator, limits, brake and controls, get the gate moving, and replace the motor when a repair will not hold.

Motor problems we fix

Property and facilities managers: this work goes on your work order, with your NTE, alongside the doors, locks and security systems in the same building. See facilities & property management.

Replacement and new operators

  • Hood-mount and wall-mount operators sized to the gate or door
  • Hoist operators with a manual chain for use during a power outage
  • Key switch, three-button station, remote and timer-to-close controls
  • Safety edges and photo eyes on motorized gates and doors
  • Manual-to-motor conversions; see rolling gates

When the power is out

Most commercial operators have a manual release or a chain hoist so the gate or door can be opened by hand. We show your staff how it works when we install or service the motor, so a power cut does not keep the store closed.

Operators we install and service

Commercial door and gate operators from LiftMaster (including Logic 5.0 hoist operators), Overhead Door (including the RSX commercial operator) and Linear, plus the motors that came with Cookson, Cornell and Raynor rolling doors and grilles. We install and service them; we do not claim dealer status.

Who we work for

  • Storefronts and retail chains: roll-down gates that have to open every morning and lock every night
  • Restaurants and delis: front gates, side service doors and rolling counter shutters
  • Pharmacies, banks and check cashers: grilles behind the glass and over service counters
  • Property managers: ground-floor retail gates, garage and service doors across a portfolio, on one invoice format

Related: rolling gates and storefront security gates, gate motors and operators, overhead and garage doors, window gates and aluminum storefront doors.

The doorDoor division: service, fabrication and install.
The lockLocksmiths: cylinders, keying and hardware.
The releaseLow voltage: strikes, maglocks, readers and intercoms.
The door, the lock, and the release are one job. We don't hand that off.

Frequently asked questions

My gate motor hums but the gate won't move. Is the motor dead?

Not always. It can be the brake, the drive chain, a spring or the gate binding in the guides. We test the operator and the gate before recommending a new motor.

Can I open my motorized gate when the power is out?

Most commercial operators have a manual chain hoist or release. We show your staff how to use it safely.

Do you replace gate motors with a different brand?

Yes. Where the old motor is discontinued or not worth repairing, we fit a current operator sized to the gate.

Can you add a remote to our gate motor?

Usually yes. Many operators accept a radio receiver or can have one added, along with key switches and timer-to-close.

Do you work on overhead and loading dock door operators too?

Yes. See overhead and garage doors.
