Four kinds of commercial closer

  • Surface closers: mounted on the door or frame with a visible arm. The usual closer on stairwell, corridor, apartment and service doors. We install and service LCN surface closers such as the 4040XP and 4010 Series; see commercial door hardware.
  • Overhead concealed closers (OHC): the closer body sits hidden in the header of an aluminum storefront or glass door, with an arm and track in the top rail. See overhead concealed closers.

Signs a closer needs service

  • The door slams, or creeps closed and never latches
  • The door swings past the stop or will not stay centered in the frame

How a closer job runs

  • Call or send photos of the door, the closer and any model plate or cover plate
  • Diagnosis on site: adjust what can be adjusted, and identify the closer, spindle, arm and pivots when it has to be replaced
  • Written estimate with the part, the labor and whether the part is in stock or has to be ordered
  • Install and set: sweep, latch speed, backcheck and opening force, then a test with the lock and any access control

Can you replace a closer without replacing the door?

Almost always. We match the existing closer, spindle, cement case or header prep where we can, and say so in the estimate when a conversion is needed.

Do you work on Rixson, dormakaba, FHC, CRL and LCN closers?

Yes. We install, replace and service closers from all five, along with other commercial lines.

Our storefront door slams. Can it just be adjusted?

Often yes. Sweep, latch and backcheck valves can be adjusted. If the closer is leaking oil or will not hold an adjustment, it needs to be replaced.

Do you offer 24/7 service for doors that will not close or lock?

Are self-closing doors required in NYC buildings?
